Architectural Review Forms are required for changes to house or landscape (i.e., paint colors, removal of shrubs, addition of pavers, etc.) This formality meets the covenant requirements put forth in our deed restrictions and serves to protect all our property values. Please submit the form below prior to changes.

Temporary Parking Permits - Having extended company or a get together at your home? Avoid parking issues and contact one of our Board Members with your date and time to get temporary parking permits for your guests.

Approved Mailbox Frames for EG cannot be purchased at places like Lowe's or Home Depot, they are a "specialty" item (this is the pole support, not the box). Replacement Gate Remotes may be obtained by residents for $36.06 Contact the HOA board to obtain more information.

Owner RENTER Notification Form - Download FORM - If you have a renter in your home in Ekana Green, please contact Lisa at EPM Services to provide the name of your tenant. The tenant's name needs to be registered for the entrance security gate.

GENERAL INFORMATION

TRASH PICKUP - Both TRASH and RECYCLE pickup will be on Tuesdays. YARD WASTE pickup will be on Wednesday. Please do not place trash on the street till 6PM evening before pickup. There NO solid waste, yard waste or recycling pickup on the following holidays: Memorial Day, Independence Day, Labor Day, Thanksgiving Day or Christmas Day.

GATES CLOSED - This is a gated community and our gates remain closed except for school bus entry and exit times during the school year.

ON THE COURT - Our community tennis courts are reserved for playing tennis only. Please remember that NO bikes, scooters, or pets are allowed on the tennis court surfaces.

NEIGHBORHOOD WATCH - We are a Neighborhood Watch Community. Help keep our neighborhood safe by reporting any unusual activity or vehicles you notice. Remember that open garage doors and unlocked vehicles invite "crimes of opportunity." Call 407-971-5700 for non-emergency reports and 911 for emergencies.

HOUSE NUMBERS - If you have had your home repainted, remember to replace your house number if it was removed for painting. This is a county ordinance, so emergency personnel can quickly locate houses. The ideal location for house numbers are on the house, just above the garage door and also should be visible on the mailbox.

HOA BOARD MEETINGS - The annual general meeting for all residents is held in JANUARY.  Anyone can come and listen at the four quarterly Board meetings, as our meetings are open. To bring an issue before the Board, please submit a written request to EPM Services.


POLICIES & RESTRICTIONS

EKANA GREEN HOA OFFICIAL PARKING POLICY
Please remember our parking policy keeps our streets safe.

Ekana Green HOA owns and maintains our streets. The public school bus, emergency/ fire vehicles and garbage/recyclable trucks cannot navigate our narrow private streets with cars parked on both sides of the street; neither can vendors access utilities and provide ongoing maintenance with vehicles parked along the common areas on a daily basis.  Unregulated parking on our streets reduces property values, impedes traffic flow and endangers the safety of children and adults in our neighborhood.

PARKING POLICY -

Guest and visitor parking areas, designated by white striping, are adjacent to the common area along the east and west sides of the development.  

White striped parking areas are not for the everyday or overnight parking of residents’ vehicles in lieu of parking in their garages or driveways.  Permanent parking of residents’ vehicles in white striped areas will result in the vehicles being towed at  the owner’s expense. 

Residents may park short term in the white striped area only while providing maintenance to their homes, i.e. mowing of lawn, pressure washing driveway, or to allow a guest/visitor to park in their driveway, and must display their name and address in the front window to avoid being towed.  Such parking will be allowed only during daylight hours.

  • Guests parking overnight must display the address of the residence being visited and the duration of the visit in the front window of the vehicle for identification purposes.  Any vehicle parked in the white striped parking areas after 8:00 pm without this identification will be towed.
  • There will be no parking on both sides of the street at any time.
  • Parking is not allowed on lawns, sidewalks or on the grass median between the curb and sidewalk.
  • Parking of commercial vehicles or vehicles with signage is prohibited unless providing services to residents within Ekana Green.
  • Temporary parking passes, which allow parking in front of a resident’s home when hosting special events or for special circumstances, are available from Premier Property Management or any Board member.
  • Boats and other recreational vehicles may be parked in the driveway or curbside in front of owner’s residence for up to six (6) hours for the purpose of loading, unloading and cleaning.
  • No parking of vehicles, including vehicles bearing temporary parking passes, may take place in yellow striped areas of the street (on the north and south sides of the neighborhood).
  • Blocking the sidewalks when parking in driveways is not permitted by City Ordinance. The Oviedo Police Department has declared that sidewalks should be clear of vehicles to allow children to walk to the school bus without being forced onto the street and for the safety of all pedestrians.

Residents are responsible for making their guests aware of the parking policy.

Watering restrictions in the City of Oviedo

Irrigation Schedule as of November 1, 2009
Reclaimed water days have not changed for Ekana Green...they remain Monday and Friday.

Earlier this year, the St. John's Water Management District (SJWMD) made significant changes to scheduled irrigation days. These changes were enacted to further enhance existing water conservation measures and conserve limited water resources. To comply with the SJWMD mandate, the Oviedo City Council was required to revise existing landscape irrigation policies and the applicable City Code of Ordinances. The regulations apply to water resources derived from:

Ground (well) or Surface water (pump)
Public utility (potable and irrigation system water).

The new irrigation schedule does not apply to reclaim water.

Water Conservation Ordinance: On May 7, 2007 the Oviedo City Council passed Ordinance 1401. This Ordinance updates irrigation restrictions to include all private wells, pumps, ground and surface water sources, in addition to potable water sources. Fines for irrigating on non-irrigation days have increased; $75 will be fined for the second violation; $150 will be fined for the third violation. If fines are not paid water service will be disconnected.

The current City of Oviedo watering restrictions are as follows

Homes and businesses with even numbered or no numbered Addresses may irrigate Thursday and Sunday only from 12:00 midnight to 10:00 am and again from 4:00 pm to 12:00 midnight.
Homes and businesses with odd numbered addresses may irrigate Wednesday and Saturday only from 12:00 midnight to 10:00 am and again from 4:00 pm to 12:00 midnight.
These restrictions are subject to strict enforcement and should be followed at all times.

Note: If you utilize the Alafaya Utilities reuse/reclaimed system for irrigation the days for watering are as follows:Ekana Green: All common areas, odd and even numbered addresses irrigate on Monday and Friday.
Only water before 9 a.m and after 4 p.m. Alafaya Utilities turns off the water at all other times and when supplies are low. Alafaya Utilities recommends limiting irrigation to one inch of coverage per week. If you wish to contact Alafaya Utilities please call 407-869-1919.

When will these restrictions be lifted?
Given the current demand and the expected extreme growth of demand on the Florida Aquifer, water restrictions are expected to remain in effect indefinitely in the Central Florida area as well as many other locations in the state and United States due to other water source stresses.

Why no watering 10am-4pm?
Watering your lawn or landscaping between 10am and 4pm is nearly 100% waste...especially in the hot Florida sun. What happens when you spill water on the ground during the day? A wet spot appears for a minute or so and then disappears due to the sun evaporating it. The same thing happens when watering your lawn. To make things worse, the water that does happen to stay on the grass for a little while can actually aide the sun in burning your lawn. The optimal time to water your lawn is between 4pm and 10am during the night. Irrigation System Maintenance: The City of Oviedo allows maintenance to be conducted on potable (drinking) watering irrigation systems at anytime during the day, with a 10 minute limit per sprinkler zone. If that limit is violated a warning or fine may be issued.
